Whole-house remodels and home additions we take on across the Roanoke Valley.

Four categories cover most of the home remodeling and addition work we take on. In each one, the structure or the layout of the house changes, and the finished rooms have to match the house around them.

We also take on custom homes and commercial construction.

  • Master bedroom in the Rocky Mount Custom Remodel in Franklin County, with a wall moved, floors patched in and wainscoting on every wall

    Whole-house remodels

Inside the existing structure, a whole-home renovation moves load-bearing walls for a new floor plan, reroutes plumbing and electrical, and replaces flooring, ceilings and finishes as one permitted, phased job.

  • Bedroom in the Buchanan Custom Addition in Botetourt County, a 600 square foot addition with a bedroom, bathroom and living room

    Home additions

We build home additions from the footings up: a bedroom, bathroom, living room or in-law suite, tied into the existing roofline, matched to the exterior, and sited inside your setbacks.

  • Coffered pine ceiling with concealed cove lighting in the Fincastle Custom Basement Addition, a 600 square foot finished basement in Botetourt County

    Basement additions and finished basements

Basement finishing turns space below grade into a bedroom, bathroom, living room and storage, built to code with an egress window, plumbing rough-in, insulation, lighting and coffered or tray ceilings.

  • Fincastle Custom Bathroom in Botetourt County after a full remodel, with a new soaking tub, tiled shower, double vanity, fixtures and flooring

    Kitchen and primary suite remodels

When the walls move, a kitchen or primary suite is part of a larger remodel: a new layout, beams and island, or a walk-in shower, soaking tub and double vanity.

How we run a home remodeling project, phase by phase.

Pre-construction and budgeting come first, starting with a walk through the house as it stands. Then permits, inspections under the Virginia building code, and the trade partners held to a construction schedule you agreed in writing before anything was opened up.

  1. We meet, and we listen.

Tell us what you are building, where, and when you need to be in it. We learn your goals, your vision and your budget before anyone talks about a number.

  2. Pre-construction.

Drawings developed and reviewed, selections discussed, the site walked, and a detailed estimate built to the client's vision, goals and budget.

  3. Contract and permits.

Scope of work, final selections, budget, and a schedule of construction are finalized. Contract is signed, deposits received, permits submitted.

  4. Construction.

Your job is run by our team with regular site visits and project updates, inspections, on-site meetings from start to finish.

  5. Close-out.

We walk the building with you, complete punch items, and hand over what you need to run and maintain what we built.

Why homeowners hire JF Construction Group for a large remodel or addition.

We show you the estimate and the assumptions behind it.

A remodel hides part of its cost inside walls nobody has opened yet, so the estimate lists what we assumed about them next to the number. You can question any line, ask where the figure came from, and take it to your bank as it stands. Scope, budget and schedule go in writing before the work starts, and costs and decisions stay open from there.

We keep a personal touch on every remodel and addition.

A small team prices and runs your remodel, and a JF Construction Group employee manages it, which matters more when the site is your house. When an opened wall shows something the drawings did not, you hear about it, with the options and what each one costs, and the decision stays yours. Professionalism, constant communication and a personal relationship come with every job.

Four generations of Fralin builders in the Roanoke Valley.

Cave Spring, Northside and Lord Botetourt High School are three of the churches, schools, hospitals and nursing homes JH Fralin and Son built across Virginia over more than seventy years, starting in the Roanoke Valley in 1931. Jonathan Fralin, the fourth generation, came home after eight years as a superintendent for a national builder in Richmond and founded JF Construction Group in 2019.

What homeowners say about their remodel.

Working with JF Construction Group was a great experience from start to finish. What really stood out was the personal touch they brought to the entire process. They took the time to listen, understand what we wanted, and make sure we felt involved and informed every step of the way.

Questions homeowners ask us about a large remodel or addition.

What counts as a large remodel or addition for JF Construction Group?

Whole-house remodels, home additions, basement additions and finished basements, and kitchen or primary suite remodels where walls move and we reroute plumbing and electrical. If your project moves walls or changes how the house is laid out, it is the kind of work we take on. Describe it on the form and we will give you a straight answer on fit.

Should we remodel our house or build a new one?

It depends on the structure, the site and what you want to keep. A remodel keeps the parts of the house that work and rebuilds around them; a new house starts from the lot without the old plan's compromises. We build custom homes as well as remodels, so we can price both, and the recommendation is not tilted toward either answer.

Can we live in the house while you remodel it or build the addition?

It depends on the job. An addition or a basement is built mostly outside the rooms you live in, and the house is opened up at the tie-in. A whole-house remodel usually has a stretch where the kitchen or a bathroom is out of service. We plan the phasing with you in the contract phase and write it into the construction schedule, so you know which rooms are affected before the work starts.

Do we need a permit for a home addition in Roanoke, and who handles it?

Yes. Additions and structural remodels are permitted work under Virginia's statewide building code. Your locality issues the permit after reviewing the drawings and inspects each stage; we apply for the permit in the contract phase and build inspections into the schedule. Where a project disturbs enough ground to fall under Virginia's erosion and sediment control rules, the person responsible must hold Responsible Land Disturber certification from the Virginia Department of Environmental Quality. We hold it.

How is a large remodel priced, and when do we see a real number?

You see a real number once we understand the job, and that is not the first call. We start from your goals, your vision and your budget, look at your drawings or help you get to a set, walk the house, and price it with the trade partners who will build it. In a remodel some cost sits inside the existing structure until it is opened, so the estimate lists our assumptions beside the number.

Do you remodel homes in Botetourt County, Franklin County and Smith Mountain Lake?

Yes. The work on this page sits in Fincastle and Buchanan in Botetourt County, Rocky Mount in Franklin County, and Roanoke County. We remodel and build additions in Roanoke and Salem, at Smith Mountain Lake, and out as far as Blacksburg, Lynchburg and Staunton. If your house is further out than that, call anyway; whether we take it depends on the job more than the distance.
