The custom home work we take on, from your lot to the final walkthrough.
We break custom home work into four parts: the whole house from your plans, the lot and the site work beneath it, homes on lake and mountain sites, and the interiors and millwork that set the finish level.
We also take on large remodels and additions.

Custom homes from your plans
Bring the drawings from your architect, or the beginnings of them, and we build the whole house from the ground up: pre-construction budget, permits, then foundation to finish.

Your lot and site work
On your lot we read slope, access, utilities and grading before a slab or walk-out foundation goes in, and our Responsible Land Disturber certification covers the land disturbance.

Lake and mountain homes
A waterfront site at Smith Mountain Lake or a hillside in the Blue Ridge asks more of a builder: steep grade, narrow access, and a house set for the view.

Custom interiors and millwork
Inside, you choose the finish level and we build it: coffered and tray ceilings, rough sawn beams, wainscoting, board and batten, built-in cabinetry, tile, hardwood floors and lighting.
How we build a custom home, phase by phase.
Pre-construction and the budget come first, ahead of the contract. Then permits and inspections under Virginia's statewide building code, with trade partners working to a schedule you agreed in writing before we break ground.
We meet, and we listen.
Tell us what you are building, where, and when you need to be in it. We learn your goals, your vision and your budget before anyone talks about a number.
Pre-construction.
Drawings developed and reviewed, selections discussed, the site walked, and a detailed estimate built to the client's vision, goals and budget.
Contract and permits.
Scope of work, final selections, budget, and a schedule of construction are finalized. Contract is signed, deposits received, permits submitted.
Construction.
Your job is run by our team with regular site visits and project updates, inspections, on-site meetings from start to finish.
Close-out.
We walk the building with you, complete punch items, and hand over what you need to run and maintain what we built.

Custom residential work we have finished in Roanoke, Botetourt and Franklin counties.
These are additions, a lower level, a kitchen, bathrooms and a bedroom in Roanoke, Botetourt and Franklin counties, and they show the residential finish level we build to. A custom home from the ground up gets the same trade partners and the same standard.

Why homeowners hire JF Construction Group as their custom home builder.
A budget you can check before we break ground.
Before we break ground you have the scope, the budget and the schedule in writing, and the estimate comes with the assumptions we priced against written beside it. Question a line, ask what sits behind it, or take it to your lender as it stands. From there, costs and decisions stay open to you.
A personal touch on every home.
Your build is priced and run by a small team and managed by a JF Construction Group employee, with regular site visits while the work is going on. You get professionalism, constant communication and a personal relationship for the length of the build, and a decision that affects your cost or your calendar reaches you before it is made.
Four generations of Roanoke Valley builders.
JH Fralin and Son spent more than seventy years on churches, schools, hospitals and nursing homes across Virginia; Northside, Cave Spring and Lord Botetourt High School are theirs. Jonathan Fralin founded JF Construction Group in 2019.
What homeowners say about building with us.
Working with JF Construction Group was a great experience from start to finish. What really stood out was the personal touch they brought to the entire process. They took the time to listen, understand what we wanted, and make sure we felt involved and informed every step of the way.
Custom home questions homeowners ask us before they build.
How much does it cost to build a custom home in Roanoke?
Five things set the cost: the lot and its site work, the square footage, the complexity of the plan, the finish level you choose, and material prices at the time. We learn your goals, vision and budget, review the drawings, and price the work with the trade partners who will do it. What comes back is a detailed estimate with the assumptions written beside it.
Can you build on a lot I already own, and what if I have not bought land yet?
Yes. We build on your lot, and our Responsible Land Disturber certification from the Virginia Department of Environmental Quality covers the land-disturbance responsibility a site needs before excavation. If you are still choosing land, show us the parcel you are considering and we will tell you what building on it involves, in slope, access, utilities and site work, before you commit.
How long does it take to build a custom home?
We do not put a number on it before we have seen the plans and the lot, because those set the calendar. Complete drawings, permits and inspections under the statewide Virginia building code, the site work, the weather, and selections decided on time all move the date. We agree the schedule in writing before we break ground and plan the inspections into it.
What is the difference between a custom home builder and a production builder?
A production builder sells you one of its plans on one of its lots. A custom home builder builds your plan on your land, and every decision is yours. Jonathan Fralin spent eight years as a superintendent for a national homebuilder in Richmond before founding JF Construction Group in 2019. Here, a small team prices and runs your build, a JF Construction Group employee manages it, and the relationship is personal throughout.
Where do you build custom homes?
We start with the Roanoke Valley: Roanoke, Salem, Vinton and Roanoke County. Then Botetourt County, including Fincastle and Buchanan; Franklin County and Smith Mountain Lake; and Bedford. From there we work east to Lynchburg, north to Lexington and Staunton, and west to Blacksburg and the New River Valley. If your lot sits past that, call, and we will give you a straight answer.
What does a Class A license mean for a homeowner, and are you insured?
Virginia licenses contractors in three classes, and Class A is the top one, which lets us contract for a project of any size. Ours is Virginia Class A Contractor #2705172141 with the residential building specialty, and you can look it up on the state's public register. We also hold Responsible Land Disturber certification RLD #32392 from the Virginia Department of Environmental Quality, and we are bonded and insured, with coverage set to each contract.
